NSW · LANDLORDS & AGENTS

NSW landlord notice periods depend on the ground.

Since 19 May 2025, landlords must use a specific permitted ground. Notice periods and supporting-document duties vary, so the calculator makes the selected ground visible in every result.

Why NSW no longer has a generic no-grounds path

Since 19 May 2025 a landlord must use a specific permitted ground. This calculator never offers a generic no-grounds landlord option.

60/90-day proposed sale / renovation / move-in type grounds

For several permitted grounds, a fixed term of six months or less uses 60 days, while a longer fixed term or periodic agreement uses 90 days.

30-day actual sale

The current actual-sale pathway uses a 30-day minimum period, subject to its official conditions and documents.

14-day breach/non-payment paths

Breach and non-payment pathways commonly use 14 days, but required facts and procedural steps must be satisfied.

Supporting documents and termination information statement

Relevant grounds require supporting documents and the current termination information statement. A calculation cannot verify whether those documents are sufficient.

Fixed-term constraints

Agreement type and fixed-term length can change the period. Enter the actual agreement details rather than selecting a period directly.

How the date is counted

The service day is excluded and the minimum period is counted in calendar days after service is resolved.

Postal adjustment

Posted termination notices receive a seven-working-day delivery allowance before notice counting begins, with local public holidays requiring a separate check.

Current notice periods at a glance

This table is generated from the same versioned rule data as the calculator. Complex or redirect pathways are labelled for an official check.

Common questions

Can a landlord end a NSW lease without a reason?

NSW landlords must use a current permitted ground. The calculator does not offer a generic no-grounds landlord path.

When is 90 days notice required?

For several NSW landlord grounds, 90 days applies to a fixed term longer than six months or to a periodic agreement.

When is 60 days notice required?

For several NSW landlord grounds, 60 days applies to a fixed term of six months or less.

What gets 30 days notice?

Current NSW guidance uses 30 days for actual sale and selected other landlord pathways.

What gets 14 days notice?

Fourteen days applies to several paths, but not every path. Select the actor, agreement and ground before relying on that period.

Does fixed-term length change the notice period?

The answer depends on the state, person giving notice, agreement type, ground and service method. Use the calculator, then check the linked official source.

What supporting documents are required?

Some NSW landlord grounds require supporting documents and every landlord termination notice needs the current termination information statement. Check the official ground requirements.

Do posted notices get extra days?

Post changes the service calculation. Queensland requires enough time for delivery; supported NSW termination paths add seven working days before the notice period begins.
