Notice of intention to leave (Form 13): what to check before you send it.

Queensland tenants use the RTA Notice of intention to leave (Form 13) for several ways of ending a tenancy. The form itself is short; the difficult parts are choosing the right ground, calculating the handover date and serving the notice correctly.

Independent tool, official source visible. Rules were last verified 7 September 2026. Always check the current authority guidance before serving a notice.

What Form 13 does

Form 13 tells the property owner or manager that the tenant intends to vacate by a stated date. It does not by itself answer every question about compensation, break-lease costs, disputes or whether a ground is contested.

Who should use Form 13?

The first release supports general tenancy tenants. Rooming accommodation uses a different form. Domestic and family violence follows the specific RTA safety pathway.

Form 13 notice periods at a glance

An ordinary periodic or fixed-term end generally uses 14 days. Selected breach, repair, non-livability and other grounds can use a different period.

How the Form 13 date is calculated

Resolve service, apply the minimum period, apply any verified weekend or public-holiday handling, then apply a fixed-term constraint where the selected pathway requires it.

How to serve Form 13

Use an allowed service method, confirm electronic-service agreement before email, allow delivery time for post and keep proof of what was sent and when.

Common mistakes

Do not count the service date as day one. Do not assume fourteen days can end a fixed term early. Always download the current form.
