What is Form 13?

A Notice of intention to leave (Form 13) is the RTA form a Queensland tenant uses to tell the property owner or manager that the tenant intends to vacate by a stated date. The correct ground and minimum notice period depend on why the tenancy is ending.

When the date is not just “14 days later”

For an ordinary fixed-term end, the RTA’s current guidance uses the later of the minimum notice period or the agreement end date. Queensland also does not count the day the notice is served.

Common Form 13 mistakes

Common errors include counting the service day, overlooking the fixed-term end, using an old form, assuming email consent and treating post like immediate delivery.
