Current general-tenancy period table

The table below lists the current periods represented in this calculator and clearly labels pathways that still require an official check.

Why “2 months” is not the only Form 12 period

The selected ground controls the period. Current general-tenancy pathways range from immediate or seven days through fourteen days, four weeks, one month and two months.

Fixed-term restrictions

Some grounds cannot end a fixed term early. Where the verified rule requires it, the calculator uses the later fixed-term end date.

Breach-based grounds

Rent arrears and other breach paths may require earlier procedural steps. A date calculation does not prove that those steps were validly completed.

Sale / owner occupation / renovation / redevelopment / change of use

These grounds commonly use a two-month period and may require the tenancy not to end before the fixed term. Confirm the current ground wording and evidence on the RTA source.

How notice days are counted

Queensland excludes the service day, treats months as calendar months and applies verified weekend and public-holiday handling.

Serving by post

Postal delivery happens before the minimum notice period begins. Use a known delivery date or enter a current Australia Post business-day estimate rather than assuming a universal delay.

Worked example

For a two-calendar-month rule, the engine adds two calendar months to the service date, moves to the next action date, applies any verified business-day adjustment, and then checks the fixed-term end.
