The covered pathway is for a fixed-term tenant who has received a landlord termination notice. It does not decide whether the original landlord notice was valid.
14-day date calculation
The service day is excluded and fourteen calendar days are counted from the following day.
Periodic tenancy distinction
A periodic tenant may leave before the landlord’s termination date without using the same fixed-term 14-day early-exit pathway.
Service method
Email, personal or address delivery and post must each satisfy their service conditions. Post receives the current seven-working-day delivery allowance first.
Worked example
If a qualifying fixed-term tenant emails an early-exit notice on 1 February, day one is 2 February and day fourteen is 15 February.
What this tool does not verify about the landlord’s original notice
